Five steps to finding your property

We can adapt these steps to suit your needs and meet with your criteria.

1. The Consultation

We discuss your needs and gain a good idea of what sort of property you are looking for. We need to know your ideal areas of London, and any preferences you might have and create a tick box list

2. The Search

Once we have identified your target area of London, we begin our property search, working with our industry contacts to find both openly marketed and off market properties that meet your criteria. (We have access to some of these properties before anyone else sees them.) Following this, we preview the properties for you and prepare a short list report on those which will best meet with your criteria.

3. Property Viewing's

After consulting with you, we arrange viewing times that fit your schedule. Your time would typically take between a morning and the best part of a day, and we would accompany you on all viewing's. You’ll be pleased to know that we often find the right property for our clients on their first viewing's.

4. Offer and negotiation

As soon as we find your ideal property and make the offer, we manage the entire negotiation process. Our aim at this stage is to secure you the best property at the best possible price. With our experience of negotiating and track record with agents, an offer submitted by our Property Expert can carry significantly more weight than that made by an individual purchaser.

5. Legal & Contractual's + Completion

We are responsible for coordinating your purchase. We keep regular, often daily contact with all parties involved, including the estate agent (or private seller), your solicitor and mortgage broker. By keeping everyone informed, we make sure that that the sale is completed within an agreed timeframe, swiftly, smoothly and without complications or delays. The completion date is chosen by the client.
